The Government has confirmed that its new ‘Register your rental property’ service will begin rolling out across England from 15 December 2026 as part of the next phase of the Renters’ Rights Act.

For landlords in Yorkshire and the Humber, registration will begin on 15 April 2027, with properties needing to be registered by 14 July 2027.

What does this mean for landlords?

Landlords with assured or regulated tenancies will need to register themselves and each occupied rental property. 

The annual registration fee will be £65 per property.

Landlords will be asked to provide their personal and contact details, together with information about each property, including:

The property address

  • The property address
  • The number of bedrooms and residents
  • The current rent
  • Gas and electrical safety documentation
  • The property’s Energy Performance Certificate

The responsibility for registration will remain with the landlord. However, landlords using a letting agent will be able to agree for their agent to provide certain information on their behalf. Further guidance on the role of agents is expected before the service launches.

What about properties in other regions?

The deadline is based on where the property is located, not where the landlord lives. 

If you own properties in different parts of England, each property will need to be registered by the deadline for its region. More information can be found here.

Unoccupied properties do not initially need to be registered. However, the Government plans to require registration before an empty property is marketed for rent in the future.

Each registered property will have a unique property reference number. The Government has indicated that, under future legislation, landlord and property identifiers will need to be included on rental advertisements. No confirmed date has yet been given for this requirement.

What do landlords need to do now?
