
The experience of buying and selling property in the UK is increasingly putting people off doing it again. New research from the Open Property Data Association shows that around two-thirds of recent movers say the process has discouraged them from re-entering the market, with delays, poor communication and repeated requests for information all cited as key frustrations.
What is particularly telling is the impact on second steppers. These are typically the buyers looking to move up the ladder, and if they are choosing to stay put, it inevitably slows the entire market. Fewer properties become available, chains become harder to build, and first-time buyers can find opportunities more limited as a result.
From our perspective, this reflects what we often see on the ground. The period between offer and exchange can feel unnecessarily drawn out, with a lack of transparency leaving buyers and sellers in limbo. With average transaction times now stretching well beyond what they were just a few years ago, it is easy to understand why many would think twice before going through it all again.
There is a clear need for improvement. Better upfront information, clearer communication and more streamlined systems would go a long way in reducing stress and uncertainty. Moving home should be an exciting step forward, not something people actively avoid.
