
New research suggests that the most important factor in keeping tenants long term has little to do with rent levels or property features. According to LRG’s Winter 2025/26 Lettings Report, 68% of tenants say the single biggest reason they would remain in a rental property long term is having a good relationship with their landlord or letting agent. This ranked higher than feeling settled in the area (50%), stable personal circumstances (45%), or confidence in maintenance and management (44%).
The finding comes as the Renters’ Rights Act, which received Royal Assent in October 2025, prepares to introduce periodic tenancies as the default. Early signals suggest this could encourage longer stays, with 24% of tenants saying they expect to remain in their current home for longer once periodic agreements replace fixed terms.
Cost pressures still influence decisions. Over 70% of tenants say wider living costs affect where they live, and nearly half report having fewer rental options than a year ago. At the same time, tenant expectations are rising, particularly among younger renters who increasingly prioritise long-term suitability when choosing a home.
Encouragingly, landlords want stability too. Around 72% say they prefer tenants who stay indefinitely. In a tightening rental market, strong communication, reliability and mutual respect are proving to be the key ingredients for long-term tenancies.
