When letting a property, landlords generally have two main service options with a letting agent: Tenant Find (sometimes called Let-Only) or Full Management. A Tenant Find service is designed for landlords who are happy to manage the property themselves once a tenant has been secured. The agent will typically advise on the rental value, market the property, arrange and conduct viewings, carry out tenant referencing and Right-to-Rent checks, and prepare the tenancy agreement before the tenant moves in. After the tenancy begins, the responsibility then passes to the landlord to collect rent, deal with maintenance issues, handle tenant communication, and ensure the property remains legally compliant throughout the tenancy. This service can be a good option for landlords who live locally, have experience managing property, and want to keep ongoing costs lower.
Full Management, on the other hand, offers a more hands-off approach for landlords who would prefer the letting agent to oversee the tenancy from start to finish. In addition to finding and referencing tenants, the agent manages rent collection, organises maintenance and repairs, handles tenant enquiries, carries out periodic inspections, and helps ensure the property remains compliant with current legislation. With the private rental sector becoming increasingly regulated, many landlords value the reassurance of having a professional agent manage these responsibilities on their behalf. Full management is normally charged as a monthly percentage of the rent, but it can provide peace of mind, particularly for landlords who live further away from their property, own multiple investments, or simply prefer a more passive approach to property letting.
