Holding Fee

The holding fee secures the property while your references are processed. No other tenants are able to apply for the property.

This fee will also include taking up references on each individual applicant or guarantor, for the production of the contract and the inventory check in service.

The holding deposit will not be refunded if the tenant withdraws from taking up a tenancy, fails the right to rent check or provides false or misleading information.
If the landlord decides not to rent the property to the tenant then the holding deposit will be refunded within 7 days of the date of that decision.

Equivalent to one weeks’ rent

Dilapidation Bond (Bond is not subject to VAT)

The bond is registered as required by the provisions of the Tenancy Deposit Protection schemes introduced by the Housing Act 2007 during the period of your tenancy to cover any dilapidation. Additional allowance required for pets (agreed by the landlord.)

Variation of Contract (Tenant’s Request)

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Up to a maximum of £50 or reasonable costs

Change of Sharer (Tenant’s Request)

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Lost Key(s) or other Security Device(s)

Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in replacement locks, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of
£15 per hour (inc. VAT) for the time taken to replace lost key(s) or other security device(s).

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Early Termination (Tenant’s request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
